XVII ubicado en el <strong>conjunto hist\u00f3rico de Leintz-Gatzaga<\/strong>, ha sido transformado en un hotel sostenible de alta eficiencia energ\u00e9tica tras su reapertura en 2025.<\/p>\n\n\n\n<p>El proyecto, liderado por los hermanos Xabier e Iker P\u00e9rez Gazta\u00f1aga, demuestra que es posible <strong>adaptar un inmueble protegido a los est\u00e1ndares actuales<\/strong> sin comprometer su <strong>valor arquitect\u00f3nico<\/strong>. Con una superficie de aproximadamente 800 m\u00b2 y 10 habitaciones con ba\u00f1o, adem\u00e1s de zonas comunes, el reto principal fue reducir la demanda energ\u00e9tica manteniendo la esencia constructiva original.<\/p>\n\n\n\n<p>Gracias a una mejora integral del aislamiento, la <strong>demanda t\u00e9rmica del edificio se redujo hasta los 19 kW<\/strong>, una cifra especialmente baja para este tipo de construcciones hist\u00f3ricas.
