Soran, un edificio del siglo XVII ubicado en el <strong>conjunto hist\u00f3rico de Leintz-Gatzaga<\/strong>, ha sido transformado en un hotel sostenible de alta eficiencia energ\u00e9tica tras su reapertura en 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El proyecto, liderado por los hermanos Xabier e Iker P\u00e9rez Gazta\u00f1aga, demuestra que es posible <strong>adaptar un inmueble protegido a los est\u00e1ndares actuales<\/strong> sin comprometer su valor arquitect\u00f3nico. Con una superficie de aproximadamente <strong>800 m\u00b2 y 10 habitaciones con ba\u00f1o<\/strong>, adem\u00e1s de zonas comunes, el reto principal fue <strong>reducir la demanda energ\u00e9tica<\/strong> manteniendo la esencia constructiva original.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Gracias a una mejora integral del aislamiento, <strong>la demanda t\u00e9rmica del edificio se redujo hasta los 19 kW<\/strong>, una cifra especialmente baja para este tipo de construcciones hist\u00f3ricas.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"507\" src=\"https:\/\/ecoforest.com\/wp-content\/uploads\/2026\/04\/ecoforest_palacio_soran_habitacion_reformadar.jpg\" alt=\"\" class=\"wp-image-53077\" style=\"width:800px\" title=\"\" srcset=\"https:\/\/ecoforest.com\/wp-content\/uploads\/2026\/04\/ecoforest_palacio_soran_habitacion_reformadar.jpg 1024w, https:\/\/ecoforest.com\/wp-content\/uploads\/2026\/04\/ecoforest_palacio_soran_habitacion_reformadar-300x149.jpg 300w, https:\/\/ecoforest.com\/wp-content\/uploads\/2026\/04\/ecoforest_palacio_soran_habitacion_reformadar-768x380.jpg 768w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><figcaption class=\"wp-element-caption\">Una habitaci\u00f3n reformada en el palacio Soran con entramado de madera.<\/figcaption><\/figure>\n\n\n<style>.wp-block-kadence-advancedheading.kt-adv-heading54742_8baac3-a6, .wp-block-kadence-advancedheading.kt-adv-heading54742_8baac3-a6[data-kb-block=\"kb-adv-heading54742_8baac3-a6\"]{font-style:normal;}.wp-block-kadence-advancedheading.kt-adv-heading54742_8baac3-a6 mark.kt-highlight, .wp-block-kadence-advancedheading.kt-adv-heading54742_8baac3-a6[data-kb-block=\"kb-adv-heading54742_8baac3-a6\"] mark.kt-highlight{font-style:normal;color:#f76a0c;-webkit-box-decoration-break:clone;box-decoration-break:clone;padding-top:0px;padding-right:0px;padding-bottom:0px;padding-left:0px;}<\/style>\n<h2 class=\"kt-adv-heading54742_8baac3-a6 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading54742_8baac3-a6\"><strong><strong><strong>Geotermia como soluci\u00f3n central<\/strong><\/strong><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Para la producci\u00f3n t\u00e9rmica, se opt\u00f3 por una <strong>bomba de calor geot\u00e9rmica<\/strong> <strong><a href=\"https:\/\/ecoforest.com\/es\/productos\/bombas-de-calor\/geotermia\/ecogeo-5-22\/\" target=\"_blank\" rel=\"noreferrer noopener\">ecoGEO<sup>+<\/sup> 5-22<\/a><\/strong> de Ecoforest, capaz de cubrir calefacci\u00f3n, refrigeraci\u00f3n y agua caliente sanitaria en un \u00fanico sistema.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La instalaci\u00f3n, desarrollada por Ingeka-Ingenier\u00eda Geot\u00e9rmica del Norte, se apoya en <strong>dos pozos verticales de 130 metros <\/strong>de profundidad, dise\u00f1ados para maximizar el intercambio energ\u00e9tico con el subsuelo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">El sistema alcanza un <strong>COP medio de 5 con picos de hasta 5,4<\/strong>, lo que se traduce en:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Hasta un <strong>80% de ahorro energ\u00e9tico<\/strong> frente a sistemas tradicionales.<\/li>\n\n\n\n<li>Reducci\u00f3n de emisiones de aproximadamente <strong>14.600 kg de CO\u2082 al a\u00f1o<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">El ahorro en gastos y emisiones se consigui\u00f3 al sustituir dos calderas existentes de 35 kW por la bomba de calor geot\u00e9rmica.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong><strong><strong>Integraci\u00f3n invisible en un edificio hist\u00f3rico<\/strong><\/strong><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Uno de los mayores retos del proyecto fue la distribuci\u00f3n t\u00e9rmica. Debido a la <strong>estructura de madera y al car\u00e1cter hist\u00f3rico<\/strong> del edificio, protegido por patrimonio, no era viable instalar suelo radiante.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La soluci\u00f3n lleg\u00f3 de la mano de Sunthalpy, con su sistema <strong>Sunthaldress<\/strong>, que permite integrar emisores t\u00e9rmicos en paredes y techos mediante tabiques de pladur.
